Why Two Missoula Homes the Same Size Get Very Different Foam Quotes
Square footage is the number everyone asks about, but around the Missoula valley it barely sets the price. Here's what actually moves a spray foam quote — from whether the cavities are still open to how hard the place is to reach.
Two houses on the same street, both right around 1,800 square feet, and the spray foam quotes come back hundreds — sometimes a couple thousand — dollars apart. It happens constantly around the valley, and the owners are usually baffled, because square footage is the one number everyone assumes sets the price. Out here it barely cracks the top three. What follows is what actually moves a foam quote up or down, roughly in the order it tends to matter on a Missoula-area job.
The first and biggest lever is whether the cavities are open. Foam is dramatically cheaper to install when a crew can walk up to bare framing and spray it — a new build in Lolo or Frenchtown, an addition still in studs, a gut remodel with the drywall already in the dumpster. The moment a wall is finished, the job shifts from spraying to accessing: cutting in, working around plaster, chasing the leak through an attic hatch or a knee-wall door. Log homes make this obvious. You rarely foam a solid log wall at all; the budget goes to the roof deck, the rim where the logs meet the foundation, and the floor over a crawl, and how reachable those three are is half the number.
Second is the foam itself and how thick it goes. Closed-cell runs a good deal more per inch than open-cell, but it carries more R in every inch and doubles as a water and vapor barrier, so an assembly that needs those properties — a rim joist, a crawl wall, the underside of a roof — gets closed-cell whether or not you love the line item. Open-cell is the cheaper way to fill a deep, dry cavity like a cathedral ceiling where there's room to build R with volume. Most valley projects come out a mix, and the ratio between the two foams swings the cost more than the raw area does.
Third, and this is the one you won't find on a quote from a flatland market, is access and terrain. A rig parked at the curb of a valley-floor rambler is a different animal from one that has to nose up a narrow drive in the Rattlesnake, pick its way in along a rough road toward the Seeley-Swan, or reach a cabin at the end of an unplowed lane up the Blackfoot. Long hose runs off the truck, a spray unit that can't get close, elevation and weather that shrink the working window — all of it adds hours, and hours are what you are really buying once the material is spec'd. Two identical cabins, one in town and one up a Bitterroot canyon, are simply not the same price.
Fourth is prep and whatever we uncover once things are open. Pulling out fiberglass that has been quietly soaking against a cold rim, masking and protecting a house someone still lives in, dealing with checking and old settling gaps between log courses, or drying a substrate before a single pass can go down — that labor lands on the invoice before any foam does. A clean, empty, open building is the cheap scenario; a lived-in retrofit with surprises behind the walls is the expensive one.
After those, the smaller factors round it out: a job small enough to bump into a shop minimum, the mobilization it takes to send a crew a long way for one remote cabin, and the depth the Zone 6 energy code pushes you toward on an attic. None of these is the headline, but together they explain why a neat per-square-foot rule of thumb never survives contact with a real Missoula property.
